Drone Inspection

If you hire me to inspect a home with two stories or more, A DRONE INSPECTION is included for FREE! I will hover the drone over the building’s roof to take pictures and will fly the drone above the property to take a video to show an aerial view of the property and the topography of the surrounding area.

If you are a real estate agent in the San Diego area and you choose me to do a Pre-Inspection, in addition to the rest of my inspection, I will provide you with pictures and a video taken by the drone of the residential building and the entire property. The realtors I work with tell me that this has been extraordinarily helpful, because they can upload the drone videos and images to the multiple listing services of their choice.

Pool & Spa Inspection

Pool caretakers only test for chemical levels and cleanliness, but you need a professional Home Inspector to check for defects that could affect your pool’s condition and safety. If you order a Pool or a Pool and Spa Inspection, I will check the pumps, the plumbing, the heater (if applicable) and more to check for leaks and to make sure that all systems are in good working order. I will also inspect the area around the pool for any detectable issues that could lead to dangerous situations, like biological growth and unsecured chemicals.

Infrared Thermography

Every inspection includes a

FREE Infrared Screening

with my FLIR (Forward Looking Infrared) camera to detect water intrusion not typically visible to the naked eye. Early detection has the potential to save you thousands of dollars in repairs!

Mold Inspection

If mold is evident during an inspection, or if you request a Mold Inspection, I will set up special air filters and transport them to a lab to determine whether there is mold and whether it is dangerous or not. This process adds an extra 1 ½ to 2 hours to the Full Service Inspection, so if there is not time during our initial appointment, I will perform the Mold Test on another day.
